NestCheck is a proactive home inspection service that helps homeowners catch problems early before they become expensive emergencies. Think of it as a regular checkup for your home.
An experienced local inspector visits your home monthly to thoroughly examine critical systems like plumbing, HVAC, electrical, roof, and more. After each visit, you receive a detailed report with photos documenting what was found, what needs attention, and what's working well. We'll also make recommendations on who to call if repairs are needed.
The goal: Help you stay ahead of issues, avoid costly surprises, and make informed decisions about your home maintenance.
Home insurance covers catastrophic damage that's already happened (fire, storm damage, theft). It doesn't help you catch problems early or cover routine maintenance issues.

All NestCheck plans include monthly inspections — 12 visits per year.
Most families with homes under 4,000 square feet choose the Complete Plan. Larger homes or homes with multiple buildings often benefit from the Estate Plan's added support.

Everything is documented with photos. Issues are rated by urgency (Good, Monitor, Action Needed) so you know what requires immediate attention vs. what can wait. We'll make recommendations on who to call for any repairs needed.
For the first initial deep-dive inspection, we do require the homeowner to be home. This initial inspection is comprehensive and takes several hours as we thoroughly document your home's baseline condition.
After that first inspection, you don't need to be home for the monthly visits. Most of our clients provide access via a lockbox, garage code, or key hide-a-key. Many inspections happen while you're at work.
That said, you're always welcome to be present if you prefer. Some homeowners like to walk through with the inspector to learn more about their home systems and ask questions.
Within 24 hours of your inspection, you'll receive a detailed digital report that includes:
Your reports build a history over time, making it easy to track changes and see patterns. This documentation is also valuable when selling your home — you can show buyers that the home has been professionally maintained.
We handle minor safety items on the spot — we change HVAC air filters, smoke detector batteries, and fire extinguishers so we always leave you in safe circumstances.
For other small items like toilet flappers, we'll note them in the report and these can often be fixed by you with simple instructions.
For repairs requiring a professional, we provide unbiased referrals. We can refer handymen and women for medium-sized repairs, and for larger repair needs, we'll provide a list of reputable contractors. Depending on your plan, we can coordinate a meeting with you and the contractor, or meet the contractor on your behalf.
💡 We don't perform major repairs ourselves — this keeps our inspections unbiased and objective. We have no financial incentive to recommend unnecessary work.

No hidden fees.
Your monthly subscription covers all scheduled inspections, reports, and basic replacements (HVAC filters and smoke detector batteries are included at no extra charge).
However, if we make any other minor repairs that require parts — such as replacing a smoke detector, fire extinguisher, or similar items — we charge you our cost plus a fair 20% markup for the replacement.
Any contractor work for larger repairs is billed directly by the contractor — we don't take commissions or referral fees.
No, we require commitment periods.
When you start with NestCheck, we perform an exhaustive deep-dive initial inspection that takes several hours to thoroughly document your home's baseline condition. Because of this investment, we require a 6-month initial commitment.
After the first 6 months, we require 3-month commitment periods. Your subscription is pre-paid for each commitment period.
However, we provide no-hassle prorated refunds if you sell your house or move out of our service area.

Easy! Once you sign up, we'll contact you within 24 hours to schedule your first inspection at a time that works for you.
After that, we'll establish a regular monthly schedule. You'll receive email reminders before each visit, and you can always reschedule if something comes up.
If you have a question or concern between inspections, you can always reach out to us.
If you would like us to come out to investigate the issue, we charge $175 for the first hour and $125 for each hour after that.
Just remember, we refer you to reputable, licensed contractors who can assist, and you're welcome to call your own contractors in these situations as well.
We don't provide any refunds or fee reductions for missed inspections due to scheduling conflicts.
However, we'll work with you to reschedule the visit to ensure comprehensive coverage when you are available. This may include a longer visit that covers both months of inspection items, which rotate based on the month and time of year.
Our goal is to make sure your home receives thorough monitoring even if we need to adjust the schedule to match your availability.
Our inspectors are experienced professionals who thoroughly examine your home's systems, but inspections are visual assessments — we can't see inside walls, underground, or into sealed systems.
Here's what matters: With monthly inspections, we catch the vast majority of developing issues. Problems rarely appear overnight — they show warning signs over time. Monthly monitoring means we're far more likely to spot these signs than with annual or one-time inspections.
